The NDSM wharf holds the promise of further developing into one of the most important focal points of urban creative energy. A focus with a high degree of diversity, in users and visitors, in functions and program, in architecture and appearance. The
nationally listed monumental part of the wharf, around the slipways, will be kept open. It offers
space for festivals or simply to unwind.
At the East wharf, only the redevelopment of the historic warehouses and construction site D3 will continue for the time being. These buildings consist of workspaces, studios, and facilities, including restaurants.
The possibility of residential housing being introduced at the East wharf in the long term is not ruled out.. The open space will primarily be designed to serve as festival grounds.
The West wharf will become a densely built and mixed-use city, with residential, commercial work, and amenities. The streets will also be mixed-use, but a large portion of the parking will be accommodated at the entrance in central parking garages. For the northern part of the wharf, along TT Vasumweg and Klaprozenweg, intensification and development will also be facilitated. However, the municipality itself is not taking any active steps in this area. Last but not least, there is the harbor front, where nautical use will be made possible through the construction of a breakwater.
The Investment Decision (IB) is not a plan with a fixed final image. It offers
guidelines that provide coherence, but also ample development freedom and room for
surprises. The mixed-use program, the scale and typology of buildings, building height, and building line offer a wide range of possibilities. However, the principle is that investments already made must first be capitalized on as much as possible.”
